Acoma Pueblo, Acoma, New Mexico - a master plan for the 500 acre Acoma Commercial Center including master plan alternatives, use of an interactive planning model, final plan drawings, tribal-wide presentations and approval by the Tribal Council. The Acoma Commercial Center includes a casino, tourist-related commercial facilities, tribal economic development ventures, tribal services, and an interpretive center.

American Financial Center, Albuquerque, New Mexico - preparation of a site plan for subdivision purposes for a 6-acre office development project in the Uptown area of Albuquerque, including parking and landscape design. The plan was approved by the City of Albuquerque.

Artcraft Land Use Planning, El Paso, Texas - preparation of surrounding land use and zoning summary, benefits and constraints analysis, and two alternative preliminary master plan concepts. Atrisco Business Park, Albuquerque, New Mexico - conceptual master plan and highest and best use study for over 400 acres on Albuquerque's West Side, including the preparation of design standards related to landscaping, setbacks, screening, lighting, signage, and architecture. These guidelines were developed to create a cohesive character for the park and to mitigate concerns of adjacent residents.

Balloon Fiesta Park, Albuquerque, New Mexico - zone change, facilitation of a public involvement process, partial preparation of Master Development Plan, and amendments to the North I-25 Sector Plan for this 358 acre multi-use regional park facility. Design elements for Balloon Fiesta Park include a Balloon Museum, balloon launch field, athletic fields, restaurants, and other recreational uses. An extensive public involvement effort was undertaken for this project in order to balance the various interests in the park and to facilitate the creation of a world-class facility. Public meetings and community focus group meetings were held throughout the duration of the project.

Quail Ranch, Bernalillo County, New Mexico - development capability analysis, study of environmentally sensitive areas, planned community master plan, population and employment projections, and plan for open space network on 6,700 acres west of Albuquerque involved extensive coordination with City and County officials and received unanimous approval from Bernalillo County.

Huning Ranch, Los Lunas, New Mexico - preparation of land use master plan for 2,800 acres on the west side of the Village. Other phases include design guidelines, subdivision layout, and annexation/zoning approval processing through the Village Council. This master planned community received unanimous approval from the Village Council and first phase design is currently underway.

Las Ventanas Master Plan, Albuquerque, New Mexico - development of a master plan for 940 acres on the west side of Paradise Hills in Albuquerque, including identification of mixed-use land areas and zoning, park and school sites, and major transportation access to the area. The revised zoning for the site was approved by the City of Albuquerque. Additional zoning and master plan amendments were prepared for later phases of community development.

Loma Ponderosa Master Plan, Bernalillo County, New Mexico - preparation of master development plan, phasing plan, and site analysis for a 1,263-acre site in the East Mountain Area of Bernalillo County. The site is densely forested with mountainous terrain which necessitated clustering development in certain areas in order to preserve steep slopes, ridgetops and other natural features.

Manzano Mesa, Albuquerque, New Mexico - land use history, regulatory compliance analysis, market feasibility study, phasing and financing analysis, land use plan with zoning and platting, neighborhood meetings, negotiation with City of Albuquerque Planning and Parks and Recreation staff, and marketing of Phase I for development. Received unanimous City approval with no neighborhood opposition for 480 acres.

The Oxbow, Albuquerque, New Mexico - planning included subdivision layout, conceptual landscape plan and detailed design guidelines for an 89-acre residential development on Albuquerque's West Side. The design included a private park, streetscape elements and entry feature layout. Preparation of landscape construction documents and construction administration.

Paa-ko Golf Course, Master Plan Amendment and Special Use Permit, Bernalillo County - revision to the Paa-ko Master Plan and a Special Use Permit application through Bernalillo County to allow a 27 hole golf course with adjacent residential development within a large (3,656 acres) development area in the East Mountain Area of Bernalillo County. The golf course is designed as a target course which limits turf areas to only those necessary to play the game. Primary irrigation for the golf course is from the community-wide constructed wetlands at Paa-ko. The approval process included coordination with neighborhood groups and local planning committees as well as seven public hearings.

Paseo del Norte Commercial Corridor Study, Albuquerque, New Mexico - analysis of existing conditions and preparation of recommendations for non-residential land uses along three principal arterials in North Albuquerque Acres, an unincorporated area of Bernalillo County. The project involved working with an Advisory Committee comprised of neighborhood representatives, realtors, and developers. It was completed during a six-month moratorium on zone changes and special use permits in a 3,800-acre study area.

Plastech, Albuquerque, New Mexico - preparation of a site plan for subdivision and design guidelines for a 4.5 acre industrial site at the Renaissance Center. The design guidelines included architecture, landscape, setbacks, signage, lighting, and other development standards.

Public Service Company of New Mexico (PNM) Industrial Sites, Albuquerque, New Mexico - preparation of two alternative and conceptual master plans each for the Reeves, Person, and Prager Generating Station properties. The project entailed extensive research on applicable plans and policies, available infrastructure, and industrial market conditions affecting each of the three sites.

Pueblo of Sandia, Bernalillo, New Mexico - preparation of a master plan for the Pueblo's Commercial and Industrial Management Area, and an area plan for Tribal Fee Lands. The project includes the preparation of plan alternatives, design guidelines, community and Tribal Council meetings, and an overall development guidance system to establish Tribal development procedures.

Rio West, Rio Puerco Valley, Sandoval County, New Mexico - a benefits and constraints analysis and overall Village plan for 17,458 acres of land in the Rio Puerco Valley. The area was divided into 11 unique Village areas ranging in size from 1,062 acres to 2,272 acres. Each of the Villages has a Village Center and a land use and population/employment mix typical of master planned communities.

Sandia Science and Technology Park Landowners' Agreement - preparation of a strategy and technical advice for the Memorandum of Understanding between the four landowners' within the Sandia Science and Technology Park. The strategy included a referral system for new business prospects and trading partners affiliated with Sandia National Laboratories, negotiations with the City of Albuquerque regarding an expedited development approval process, revisions to the agreement to protect long term interests of the landowners, and design guidelines for the future development of the Park.

Santa Fe Railroad Plaza and Neighborhood District, New Mexico - 20- to 35-acre site located two miles from the historic Santa Fe plaza and downtown area. Work included site analysis and preliminary concepts for a mixed use neighborhood district development with potential for light rail, pedestrian easements, a permanent mercado/plaza space, artist studio/gallery/residence space, office space, retail, and residential uses.

Schwartzman Properties, Albuquerque, New Mexico - conceptual master plan, phasing plan, and benefits and constraints for 20 predominantly industrial tracts that total 650 acres in Albuquerque's South Valley. The project entailed extensive research on available infrastructure, applicable plans and policies, and adjacent land uses and is to be used in assisting Schwartzman Properties in marketing their landholdings.

Unser/McMahon Village Center North, Albuquerque, New Mexico - preparation of zone map amendments, site plans for subdivision, and design guidelines for the Unser/McMahon Village Center North. The project involved extensive coordination of planning efforts between numerous City departments and the various property owners. In addition to securing approvals from the City Council, Environmental Planning Commission, and the Development Review Board, the project will be heard this year by the Middle Rio Grande Council of Government's Urban Transportation Planning and Policy Board for access standards to Unser Boulevard.

The project also included securing approvals from the Environmental Planning Commission and the Albuquerque City Council.

Yale Business Park, Albuquerque, New Mexico - preparation of a site plan for subdivision purposes, design guidelines, revisions to previous covenants, and coordination between owner and future developers for a 41-acre business park located near Albuquerque's International Airport. After receiving city approval, this site begins to rapidly develop with new hotel, office, and restaurant uses.
