The concept for this 228-acre property on Albuquerque’s West Side was to create a pedestrian-oriented, mixed-use community that blends with the adjacent Rio Grande, Bosque School, and the adjacent neighborhood. Consensus Planning prepared design guidelines, site and landscape plans for Andalucia that will create a vibrant and inviting community, highlighted by a primary landscaped boulevard, tree-lined streets, homes with front porches as focal points, special setbacks and street standards, low level lighting, open space areas, trails and sidewalks, and a 2.7 acre public park. Preservation of views was a strong design goal.

Consensus Planning assisted the El Paso Water Utility (EPWU) Public Service Board (PSB) in developing a method for the disposition of surplus properties. The staff at Consensus Planning provided the PSB with flexible, environmentally-sensitive policies that benefit the EPWU and the people of El Paso. The policies also facilitate collaborative planning between the EPWU and the City of El Paso, the type of partnership that Consensus Planning is well-known for fostering. Work has continued on a 1900 acre master plan that conforms to the new policies for land slated for development.
