Consensus Planning prepared a conceptual subdivision layout for sixty 2-acre lots on 320 acres in the East Mountain Area. The layout was based on a series of environmental planning studies of existing slope, elevation, views, and vegetation that were prepared by Consensus Planning. The concept involved clustering the lots in order to retain the open meadow areas and ridgetops running throughout the property as common open space for the residents of this subdivision.

Consensus Planning prepared a master plan for 900 acres of prematurely platted land formerly divided into 1400 separate lots in the City of Rio Rancho, New Mexico. Assisting the master developer, CURB, Inc., in all aspects of this redevelopment project, staff at Consensus Planning prepared the original concept plan for the site, amended the redevelopment plan, created the overall master plan for Cabezon, coordinated the logo and theming development, created design concepts for various parks, designed entries and streetscapes, completed zoning and design standards, and managed applications for multiple approvals from City entities at various stages of the project. The project has sold out in half the time projected, and has set a new standard for environmental sensibility through a program to re-use 100% of the community’s treated effluent in a nearby manufacturing plant.
